Investment in Germany
A good investment holds two elements: good purchase and effective management, both of which make the yield possible without relying on the market forces alone.

 Therefore we work only with the best services providers - a German team with great experience in that field, as well as with costumer services department allowing a direct contact with the managing company. the team runts the projects, grouping purchasing groups in Germany, acquires, renovates and rents/sells the assets.

Hodorov Law Firm helps the purchasing groups to incorporate in Germany, under a separate German legal entity called GBR. The entity purchases the asset in whole (an entire building), with Hodorov Law Firm and the German team's guidance, and afterwards the Law Firm conduct a process of parcellation (a legal division of the whole into units, or "apartments"). After the parcellation, the purchasing group "dissolves" and every purchaser receives the unit which was designated to him. Now the purchaser can do everything he wishes - sell, rent, dwell, etc.

The use of this model is converted to significant reduction in the price of the apartment. After acquiring the building and after the parcellation, the apartments are registered as units on the investors' names in the German Real Estate Registry. The process takes about 21 months. Nevertheless, the investor gets an immediate hold over the specific apartment which he purchased and an immediate revenue from renting the asset from the moment of the purchase of the building.

The costs of purchases in Germany are included in the purchase price of the assets (including costs of purchase tax, brokerage fees and notary, which comes in to about 12%-15% of the apartment's value).

In Germany there is a cheap supply of apartments, buildings, commercial real estate and real estate for vacation purposes - all purchases with registering the purchaser's rights in the Real Estate Registry.
